What questions should I ask a new home builder?
Ask about included features versus upgrades, and get everything in writing with itemized pricing. Confirm the timeline and what happens if construction is delayed. Ask about the warranty coverage and whether it is backed by a third party company. Find out who handles the final walkthrough and how quickly punch list items get resolved. Ask if you can use your own lender and agent, and what design selections are still available at this stage. Understand what HOA fees will be and whether there are CFD or SAID assessments on top of property taxes. Request a copy of the purchase contract in advance to review. Ask about lot premiums, easements, and what happens to your deposit if you need to cancel. Get references from recent buyers if possible.
