What is the first-time home buyer checklist for Arizona?
Start by getting pre approved for a mortgage so you know your budget. Research neighborhoods and decide what features matter most. Understand the Arizona purchase contract, the 10 day inspection period, and how earnest money works. Budget for closing costs, which include lender fees, title and escrow, prepaid taxes and insurance, and HOA transfer fees if applicable. Plan for a home inspection and review the Seller's Property Disclosure Statement carefully. Know that Arizona uses title companies, not attorneys, for closings. Factor in ongoing costs like property taxes, insurance, HOA dues, and utilities from APS or SRP. Finally, stay in close contact with your agent and lender and respond quickly to requests so your timeline stays on track.
