How old are the roof, AC, water heater and major systems?
In Arizona the Seller's Property Disclosure Statement, or SPDS, requires sellers to disclose known information about the roof, HVAC, water heater, and other systems. Actual age and condition are confirmed during your inspection period, which begins the day after contract acceptance and typically lasts 10 days. Your home inspector will assess remaining useful life and recommend any repairs or replacements. Roof and AC condition are especially important in Arizona due to intense sun and heat stress on these systems.
