Major red flags include foundation cracks, roof damage, signs of water intrusion or mold, outdated electrical or plumbing systems, and deferred maintenance throughout. In Arizona, watch for previous flooding in desert washes, cracked pool shells, failed stucco or improperly maintained evaporative coolers. Check for unpermitted additions or major work that doesn't match county records. Review the SPDS for seller disclosures about known defects. If the home has an HOA, look for high fees, special assessments, or restricted resale rights. The 10 day inspection period starting the day after contract acceptance gives you time to hire professionals and investigate anything concerning.
