What is included in the sale, like appliances and the pool cleaner?
The AAR purchase contract specifies what conveys with the property. Generally, items permanently attached to the home are included: built in appliances, ceiling fans, mounted TVs and brackets, window coverings, landscaping, and fixtures. The pool and its permanently installed equipment like the pump and filter convey, but portable items like the cleaning pole, vacuum head, and chemicals typically do not unless specifically listed. Refrigerators, washers, dryers, and freestanding furniture are personal property and don't convey unless added to the contract. The seller completes a Seller's Property Disclosure Statement (SPDS) that lists what stays and goes. If you want something specific, like the pool cleaner, shed, or certain appliances, add them to your offer. When in doubt, ask before you write the offer so there's no confusion at closing.
