How long has this house been on the market and have there been price reductions?
Days on market and price changes can signal seller motivation, pricing accuracy, or property condition concerns. In Arizona the listing history is available through ARMLS, the local MLS, and shows the original list date, any price adjustments, and status changes. A home that has been on the market significantly longer than the area average or has had multiple price drops may present an opportunity to negotiate. Keep in mind that some listings are withdrawn and relisted, which can reset the day count.
