In Arizona, the seller must provide an HOA disclosure package that includes the CC&Rs, rules and regulations, bylaws, budget, reserve study, meeting minutes, and fee schedule. You typically request this package during the inspection period, which starts the day after contract acceptance and runs 10 days by default. The HOA or management company prepares it, and there may be a fee charged to the buyer or seller. Review the CC&Rs carefully for restrictions on rentals, pets, vehicles, exterior changes, and resale requirements. If the package reveals unacceptable rules or financial problems, you can cancel during your contingency period and receive your earnest money back.
