Can I buy in a 55+ community if I am under 55?
Most 55 plus communities in Arizona follow the Housing for Older Persons Act, which typically requires that at least one resident in the household be 55 or older and at least 80 percent of the occupied units have someone 55 or older. Some communities allow a younger spouse or partner, and age restrictions are set by the HOA governing documents, not a blanket rule. A few communities enforce stricter 55 and over requirements for all occupants. You will need to review the specific CC and Rs and HOA rules for each property you are considering.
