What should I know about buying a house in Arizona from out of state?

Buying from out of state is common in Arizona and entirely manageable. You can view homes virtually through video tours, though visiting in person at least once before closing is wise to see the property and neighborhood yourself. Arizona uses a 10 day inspection period starting the day after contract acceptance, giving you time to evaluate the home thoroughly. Remote closing is typically available through electronic notarization or mobile notary services coordinated by the title company. Your earnest money goes to the title company, and they handle both escrow and title work. Be prepared for Arizona specific items like SPDS disclosure, possible CFD or SAID assessments, and HOA packages if applicable.
