What repairs is the seller responsible for in Arizona and what is on the buyer?
The standard Arizona purchase contract does put some items on the seller. Under the AAR contract, the seller agrees to maintain the home and to have the heating, cooling, mechanical, plumbing and electrical systems, built in appliances, and any pool or spa equipment in working condition at close of escrow. The seller must also disclose known material defects on the SPDS. Beyond that, repairs are negotiable. During the 10 day inspection period, which starts the day after acceptance, you can inspect and request repairs on the BINSR form, and the seller can agree, decline or offer something else. Cosmetic items and normal wear usually stay with the buyer. Contract language changes, so Jon can walk you through the current terms and a repair strategy.
