How do I negotiate repairs after the inspection?
After your inspection, you typically have until the end of the 10 day inspection period to submit a Buyer Inspection Notice and Seller Response form, or BINSR, under the standard AAR purchase contract. You can request repairs, ask for a credit toward closing costs, or request a price reduction. Prioritize health, safety, and major system issues rather than cosmetic items. The seller can agree to all requests, some requests, none, or make a counter proposal. You then decide whether to accept their response, continue negotiating, or cancel the contract within the inspection period. Market conditions and contract terms influence leverage on both sides.
