What if the seller refuses to fix inspection issues?

If the seller won't address inspection issues, you have options. In Arizona, you submit a Buyer's Inspection Notice and Response form during the ten day inspection period that starts the day after contract acceptance. The seller can agree to your requests, refuse, or counter. If you can't reach an agreement, you can cancel using your inspection contingency and get your earnest money back, or you can proceed as is and close anyway, often negotiating a price reduction or credit instead of repairs. Some buyers arrange repairs themselves after closing. Your leverage depends on the market and how much both sides want the deal. Jon can help you evaluate your options and negotiate.
