What if the seller did unpermitted additions or work?

Unpermitted work can be a problem because it may not meet code, might affect insurance or resale, and could complicate your appraisal or financing. During your inspection period, your inspector should note anything that looks unpermitted. You can ask the seller to provide permits or legalize the work, request a credit, or decide to walk away using your inspection contingency. Some buyers accept the risk and negotiate a price reduction. The city or county may require disclosure or correction if they become aware. It's smart to understand what was done, whether it's a safety issue, and how it might affect your loan or future sale before you proceed.
