What is the SPDS and what red flags should I look for?
The Seller's Property Disclosure Statement, or SPDS, is an Arizona form where the seller discloses known material facts about the property's condition. Look for red flags like past foundation issues, roof leaks, plumbing problems, drainage concerns, or pest infestations. Pay attention to questions answered yes, especially about structural damage, water intrusion, or HOA violations. If the seller checks unknown for many items, that can indicate they haven't maintained or monitored the home closely. Also note any disclosures about flood zone location, prior insurance claims, or neighborhood noise sources. The SPDS is not a guarantee or inspection report, so you should still complete your own professional inspections during the 10 day period after contract acceptance to verify the home's condition.
