What are CFD and SAID assessments and how do they affect my payment?
CFD stands for Community Facilities District and SAID stands for Special Assessment Improvement District. Both are special taxing districts that fund infrastructure like roads, landscaping, streetlights, parks, and sometimes schools or public safety in newer developments. The assessments appear as separate line items on your property tax bill and are collected by the Maricopa County Assessor along with your regular property tax. They can add a few hundred to several thousand dollars per year to your total tax obligation depending on the district and the original bond amount. These assessments typically have a set term and will eventually be paid off, but that timeline varies by district.
