What is the BINSR and how do I use it to ask for repairs?
The BINSR is the Buyer's Inspection Notice and Seller's Response, part of the standard Arizona AAR purchase contract. After your inspection period, which is 10 days starting the day after contract acceptance unless negotiated otherwise, you use the BINSR to formally request repairs, credits, or other changes based on what your inspector found. You list the items and the seller responds by agreeing, declining, or countering. The BINSR must be delivered before the inspection period ends. If the seller declines some or all of your requests, the contract gives you a short window after their response to cancel and keep your earnest money, so watch those dates closely. The BINSR keeps everything documented and part of the official contract, which protects both sides and keeps the transaction moving toward closing.
