What is a home sale contingency and will sellers accept one?
A home sale contingency means your purchase is contingent on selling your current home first. It protects you from owning two homes at once but makes your offer less attractive to sellers because it adds uncertainty and delays. In a competitive market, most sellers will not accept a sale contingency or will require a kick out clause that lets them continue marketing and bump your contract if they receive a better offer. In a slower market, sellers may be more flexible. If you need to sell first, consider timing your listing so your home is under contract or closed before you make an offer. Jon can help you evaluate your options and structure the strongest possible offer.
