Can I back out of buying a house after inspection?

Yes, in most cases you can cancel during the inspection period without penalty. The standard Arizona residential purchase contract includes a ten day inspection period that begins the day after contract acceptance. During that time you can conduct inspections and review the property condition. If you are not satisfied, you deliver a Buyer Inspection Notice and Seller Response, or BINSR, before the period ends, either canceling outright or requesting repairs or credits. If the seller declines your requests, the contract gives you a short window after their response to cancel and receive your earnest money back. Once the inspection period expires, canceling becomes more difficult and you may risk losing your earnest money unless another contingency applies.
