How does an inspection contingency work?
An inspection contingency in the Arizona purchase contract gives you time to have the property professionally inspected and review the results. Arizona's standard contract includes a 10 day inspection period that starts the day after contract acceptance. During that time, you can inspect for any issues, then approve the property as is, request repairs using the Buyer's Inspection Notice and Seller's Response form, or cancel the contract and receive your earnest money back. The seller can accept, counter, or reject your repair requests, and you then decide whether to proceed or walk away.
