What does an as-is listing really mean in Arizona?
An as-is listing in Arizona means the seller is offering the property in its current condition and does not plan to make repairs before closing. However, as-is does not mean you give up your inspection rights. Under the Arizona Association of Realtors purchase contract, you still have a 10 day inspection period that starts the day after contract acceptance. You can inspect the property, and if issues are found, you can still request repairs, ask for a credit, or cancel the contract within that period. As-is simply signals the seller's preference not to negotiate repairs, but it does not strip away your buyer protections or ability to walk away during the contingency period.
