Offers and negotiation

How do I make an offer on a house?

Making an offer on a house in Arizona starts with a written purchase contract, typically the standard Arizona Association of Realtors form. You will specify the purchase price, earnest money deposit, financing terms, requested closing date, and any contingencies such as the 10 day inspection period, appraisal and loan approval. Your agent will help you evaluate comparable sales, market conditions and property specifics to determine a competitive offer. You can also request the seller to pay some of your closing costs or include personal property like appliances. Once submitted, the seller can accept, counter or reject your offer. Negotiation often goes back and forth until both sides agree or walk away. Jon can walk you through the entire process and help you structure a strong offer.
