Should I waive the inspection or appraisal contingency to win?
Waiving contingencies makes your offer more attractive but removes important protections. The inspection contingency gives you 10 days after contract acceptance to investigate the property and negotiate repairs or cancel if you discover serious problems. The appraisal contingency protects you if the home appraises below the purchase price and you can't or won't cover the gap. Waiving either means you risk losing your earnest money if you try to back out, or you may be forced to complete a purchase on unfavorable terms. In competitive situations there are ways to strengthen an offer without fully waiving protections.
