What documents does the seller have to give me in Arizona?

In Arizona, the seller must provide you with a Seller's Property Disclosure Statement, or SPDS, which discloses known issues with the property. They also provide an HOA disclosure package if the home is in a homeowners association, which includes the CC&Rs, bylaws, budget, meeting minutes and other HOA documents. The seller delivers a preliminary title report through the title company showing liens and encumbrances. If there are any community facilities districts or special assessment improvement districts, those must be disclosed as well. These documents are typically provided within a few days after contract acceptance so you can review them during your inspection period. Jon can walk you through what to expect and review with you.
