What can I negotiate besides the price?
Beyond the purchase price, you can negotiate the closing date, earnest money amount, type of financing, inspection period length, inclusions like appliances or window coverings, and whether the seller pays some of your closing costs or provides a credit for repairs. In Arizona, buyers can also negotiate the home warranty, ask the seller to cover HOA transfer or disclosure fees, or request specific repairs be completed before closing instead of a credit. In a slower market you have more leverage on these terms. In a competitive market, keeping requests simple can strengthen your offer.
