Offers and negotiation

How long should I give the seller to respond to my offer?

In the standard AAR purchase contract, you specify a response deadline in the offer itself. Common timeframes range from a few hours in a very hot market to 24 or 48 hours in more balanced conditions. The deadline depends on how competitive the market is, how many other offers the seller might be considering, and how quickly you need an answer to pursue other properties if declined. Shorter deadlines create urgency but can pressure sellers who need time to evaluate multiple offers or consult with family. Longer deadlines give everyone breathing room but risk another buyer coming in with a faster timeline. The right timeframe balances urgency with giving the seller reasonable time to respond thoughtfully.
