How does the Arizona 10-day inspection period work and when does it start?
The Arizona residential purchase contract includes a ten day inspection period that starts the day after contract acceptance, not the day of signing or the day you receive the contract. During those ten calendar days, you can inspect the property and review its condition. If you find issues, you submit a Buyer Inspection Notice and Response or BINSR to the seller listing your concerns and requesting repairs, a credit, or cancellation. The seller then has five days to respond. If you do not reach an agreement, you can cancel the contract and receive your earnest money back. Once the ten day period expires, you typically cannot cancel based on inspection findings without risking your earnest money unless another contingency like appraisal or financing still applies. Timing is critical, so make sure you schedule inspections promptly.
