Inspections and appraisals

Can I ask the seller for a repair or credit if the AC is old but still working?

You can ask the seller for a repair, replacement, or credit for anything discovered during your 10 day inspection period that starts the day after contract acceptance, including an aging air conditioner even if it is currently working. Sellers are not obligated to agree, especially in a competitive market or if the condition was visible before you wrote the offer. Your leverage depends on the inspection findings, the system's age and expected remaining life, comparable sales, and how motivated the seller is. Some buyers request a home warranty or credit toward future replacement instead of immediate repair. Jon can help you evaluate the inspection report, advise on what is reasonable to request given the market and contract terms, and negotiate the best outcome.
