It is the wrong move for buyers who actually need horse property, who want true rural character, or who want acreage without HOA constraints. Tatum Ranch HOA plus the broader Tatum Ranch Acreage CCRs apply on every lot regardless of size. For horses or true rural, the Cave Creek foothills, Stagecoach Pass, and Mesquite Ranch are the right answers.

After 24 years, my advice for prospective Acreage buyers: verify the actual lot size on county records before committing. Some Tatum Ranch listings advertise 'acreage' loosely and the actual parcel is closer to the 0.25 to 0.4 standard. Pull the Maricopa County Assessor record yourself or insist on the title company's parcel measurement during inspection.
