My honest take
Talinn at Desert Ridge is the right move for buyers who want newer Toll Brothers contemporary construction (vs. the early-2000s Aviano and Sanctuary product) with current floor plan trends, modern mechanical systems, and contemporary finishes already in place. The price premium over older Desert Ridge product reflects the buildout era.
It is the wrong move for buyers who specifically want gated security or who want the established mature landscaping and 25-year neighbor base of original Desert Ridge product. For gated, look at Aviano. For mature established Desert Ridge, look at Aviano single-family or Sanctuary.
After 24 years, my advice for prospective Talinn buyers: tour at least one Aviano single-family home, one Sanctuary home, and one Talinn home back-to-back before committing. The contemporary-construction premium for Talinn is real but the right answer depends on whether you actually value the newer construction over the established mature feel of older Desert Ridge product.
