It is the wrong move for buyers who want gated security or who want a centralized Community Center amenity package. For gated, look at Aviano. For Community Center amenity, also look at Aviano. The Sanctuary trade-off is non-gated, lower-dues, and lower-amenity vs. Aviano's gated, higher-dues, and Community Center.
After 24 years, my advice for prospective Sanctuary buyers: identify which specific sub-association your target address falls inside before writing. Sanctuary is not a single uniform sub-HOA; it is a collection of subdivisions inside the broader Desert Ridge master plan. The sub-association governs pool access, sub-park maintenance, and architectural standards specific to your subdivision.
