The community is being built specifically for the TSMC ecosystem, which means the buyer pool stays consistent and resale liquidity is structurally supported.
It is the wrong move for buyers who want established trees, lot sizes above a quarter-acre, custom architectural identity, or non-master-planned character. Middle Vistas is suburban-master-planned new construction by definition. Cave Creek or Carefree fits buyers who want the opposite of that.
After 24 years across this market, my take on new-build TSMC purchases: pick the plan and lot first, the elevation second, the upgrades third. Builder upgrades carry a markup that rarely returns at resale. Cosmetic upgrades you can do post-close almost always cheaper outside the builder package.
