Title insurance protects you and your lender against losses from defects in the title that were not discovered during the title search, such as undisclosed liens, errors in public records, forged documents, or competing ownership claims. In Arizona, a title company performs the title search and issues the policy at closing. There are two policies: the lender's policy, which your lender will require and which you pay for, and an owner's policy, which protects your equity and is optional but strongly recommended. Both are one time premiums paid at closing. Unlike other insurance, title insurance covers events that happened before you owned the property, not future risks.
