What is a final walk-through and what if something is wrong?
The final walk-through happens shortly before closing, usually the day of or the day before. It gives you a chance to confirm the property is in the same condition as when you went under contract, that any agreed-upon repairs were completed, and that the seller has moved out and left the home clean and clear. You are not re-inspecting the home, just verifying nothing has changed. If you discover something is wrong, such as new damage or missing fixtures, you should notify your agent immediately. Depending on the issue, closing may be delayed until it is resolved or funds may be held in escrow to cover repairs. Arizona purchase contracts include language to address these situations.
