What happens on closing day and when do I get the keys?
On closing day you'll sign your final loan documents and closing paperwork at the title company or sometimes remotely. The title company confirms your funds have arrived, the seller has signed their documents, and the deed is ready to record with Maricopa County. Once the deed records, ownership officially transfers to you. Recording usually happens the same day or the next business day depending on timing. You typically receive the keys once recording is confirmed, either from your agent, the title company, or the listing agent. The exact timing is often negotiated in your purchase contract.
