Credit and pre-approval

What documents do I need for a mortgage pre-approval?

Lenders typically require recent pay stubs covering the last 30 days, W2 forms or tax returns for the past two years, bank statements for the past two months showing your assets for down payment and reserves, and government issued photo identification. If you are self employed, you will need additional tax returns and possibly profit and loss statements. The lender will also pull your credit report directly and verify your employment. If you receive income from bonuses, commissions, alimony, child support, or rental properties, you may need extra documentation to show that income is stable and continuing. Gathering these documents before you contact a lender speeds up the process and helps you get a solid pre approval letter. The specifics depend on your situation and a licensed lender should confirm what you need, and Jon can connect you with one.
