What a Concession Really Says About Your Sale

Let me name the fear directly, because I hear it in seller meetings all the time. If a buyer asks for a concession, the seller assumes it means something went wrong. It usually means something is going right. A buyer wants your home enough to work out the terms.

Here is the short list I walk sellers through. A concession is a credit at closing. It might cover part of the buyer's closing costs, fund a rate buydown, or address something flagged during the inspection period. None of that is charity, and none of it is failure. It is negotiation, and negotiation is how deals close.

What trips people up is treating the list price as the scoreboard. The scoreboard is your net proceeds. Picture two offers. One is higher on paper but drags on while you pay another month of mortgage, insurance, and utilities. The other is a touch lower with a closing credit, and it closes fast. Once you run both all the way to the bottom line, the second one can win. The word on the offer never told you that. The math did.

Concessions also show up more when financing gets tight. Freddie Mac put the 30-year fixed at 7.03 percent for the week ending September 24, 2026, up from 6.30 percent the year before, in its Primary Mortgage Market Survey. When a buyer's monthly payment is the wall, a seller-paid buydown can knock it down in a way a price cut of the same dollars often cannot. I am sharing that as a factual rate update, not a call on anything ahead.

So drop the shame around the word. Ask your agent to model your net with the concession and without it, factor in the days you would stay listed, and let the numbers make the call. A concession offered on purpose is not a white flag. It is you steering the deal.
