Visit the property and surrounding area at different times of day and on different days of the week, especially early morning and evening when wind patterns shift and farm operations are active. Walk the property and check if you notice dust, manure odor, or other smells. Talk to neighbors if possible and ask about their experience. Check online satellite maps to identify nearby dairies, feedlots, farms, and prevailing wind direction. During monsoon season dust can be more noticeable. Some agricultural odors are seasonal depending on planting, harvest, or animal concentrations. If the property is rural or on the edge of development, expect some level of agricultural activity and consider how tolerant you are of those conditions year round.
